Want to rent your home during the Final Four?

The time is now whether you want to treat yourself to a luxurious stay-cation during the final four or make some extra cash by renting out your home local experts say it's an easy process.

Prices for vacation rentals are up 20 percent for the final four weekend, and websites like Air BnB, VRBO and Tripz.com have hundreds of houses on their websites.

"A lot of times in events like this big groups come out and you can't get a block of hotel rooms together and if you do there is no place to hang out," said Kyle Gale of tripz.com.

According to Kyle Gale of tripz.com, occupancy right now for rentals and hotels in the valley is at 70 percent and will only go up as the team’s narrow to the final four.

"So you get a lot more last minute booking," said Gale.

And the big houses like this 13-thousand square footer, which sleeps 16 people, has a pool, a jacuzzi, a theater room and comes with a private chef and 24 limo service.

"It goes for about 60k for the final four," said Gale.

So what will be on the market and in high demand?

“The 1 to 3 bedroom house will be the ones that will be left," said Gale.

This is where you and I can cash in, not by being the renter. but the "rentee."

A typical house average size house on a normal weekend rents for about 150 dollars a night but during the final four is going for 500 dollars a night.

"You can easily get 1-2 months’ worth of mortgage out of a 4-5-night stay," said Gale.

Not without a little work and precaution.

"Locking up belongings and removing personal items to make it rental ready and also you have to advertise," said Gale.

Also, check with your HOA to make sure you can rent the property and check with your insurance company about what your policy will and will not cover.
