3OYS: Super Bowl 2015 property rentals to be in high demand

PHOENIX -- The countdown is on for Super Bowl 49. But before you think of renting a home to enjoy, or renting out your home to a complete stranger, you should keep some tips in mind.

We turned to Valley Realtor Joyce Hazen for advice.

"It means a lot of opportunity, certainly, for Glendale," she said.

Just like the last time Arizona hosted the Super Bowl in 2008, property rentals are expected to be big business in 2015. Hazen has been a licensed Realtor for seven years.

"We’re going to be looking probably for condominiums anywhere from $4,000 to $5,000 for a week or 10 days," she said.

Hazen has several fully furnished properties for rent for the Super Bowl. But before you book, don't get taken by a crook.

"There are going to be a lot of scams," she said. "I don't like to mention a specific site but Craigslist is one."

Hazen points out one way this happens.

"I may list a property for sale on MLS and somehow it ends up on Craigslist as a rental and people are sending deposit monies for these properties and they're absolutely not legitimate," she explained.

So how do consumers know if the property is legitimate? The Better Business Bureau recommends using a local agency that specializes in rental transactions. Check out the company before paying a fee and be sure to get everything in writing.

Hazen advises her renters: "Go to Maricopa.gov. You can input the property address and you can see if the address correlates to the homeowner or the individual you're speaking to."

Hazen advises doing your homework.

"The property's going to be there when you arrive, it's going to be checked out, it's going to have furniture in it, you're not going to have a problem," she said.

On the flip side, if you're renting out your Valley home to football fans, remember a few important tips.

First, get a deposit and remember the deposit can only be 1.5 times the amount of the rent.

Second, get a rental agreement, which you can pick up at any office supply store.

Third, run a criminal background check on the person named on the lease agreement or the person mentioned as the "personal guarantor."

And finally, consider offering daily maid service. This might sound strange, but rental experts say it gives the homeowner the right to enter the property to clean. But more importantly, it's also an excuse that allows the homeowner to enter the property so it can be inspected and to ensure nothing has been damaged.
